225 Binney Street is the six-story, 307,000 square foot headquarters for Biogen Idec. The project is part of Alexandria Center at Kendall Square – a 1.73 million square foot, 11 acre, world-class, build-to-suit science and technology campus located in the heart of Cambridge. This was the first building completed and is LEED Gold Certified.
McPhee was initially awarded the Core & Shell for the 225 Binney Street project and then subsequently awarded the Interior Office Fit-Out for Biogen’s new world headquarters.
McPhee’s project scope included core and shell electrical construction of the six‐story, 310,000 square foot facility. The project was built utilizing a BIM construction platform and McPhee Electric was awarded the project on a design‐assist basis. In the preconstruction phase, McPhee assisted in completing design engineering and shop drawings. McPhee also provided real‐time cost estimating during design development, as well as recommendations for design alternatives beneficial to the project, and solutions to constructability issues.
The project entailed integrating primary power – 13.8kV switchgear and 13.8kV substation transformers – from Biogen Idec’s existing co‐generation facility in Kendall Square. The project also included site work and electrical installations for two levels of underground parking, six levels of fit-up, a cafeteria on the first level, and a penthouse. Power distribution lighting, fire alarm, and tele data were included.
The build out phase included custom electrical, communications, electronic safety and security build‐out. McPhee furnished and installed a complete fire alarm system, all tele/data infrastructure, terminations of tele/data cabling at all devices and furniture, and a sound masking system. McPhee provided all security wiring, access control panels, door contacts, alarm sounders, cameras, intercoms, and other devices for a fully functional security system. Additionally, all lighting and lighting controls were furnished and installed.
